Although, a lot of possibilities are noticed in Bhiwadi when compared to Gurgaon, it would still take a lot of time to catch up. Although a number of industries are coming in the area, connectivity is still a problem.
When we asked Manoj Yadav, owner of MJ Properties, about the reasons for the slow growth rate, he said, “In the next 5-7 years, Bhiwadi would be in league with Gurgaon. Presently the scale of industrialisation in Gurgaon is very high, however, Bhiwadi is yet to catch up with the growth process. People like to live in an area where they work and for now Gurgaon is that place but Bhiwadi is not far behind.”
With the change in the government, a number of changes are expected in the real estate scenario of Bhiwadi. Arrival of Vasundhra Raje led BJP government in the state would ensure industrialization or as Manoj said, “Vasundhara Raje has a special place for Bhiwadi in her heart. Thanks to her, we have the Honda industry here. Thus, we are hopeful that with the change in the government a lot of good work will happen in the real estate scenario in Bhiwadi.”
Vimal Kant, a property dealer, while giving his expert analysis on the real estate scenario between Bhiwadi and Gurgaon, said, “Bhiwadi is mainly for the local people and not migrants. People do not like to invest in this area. They do buy plot and withdraw after they make their profits. That is why most of the plots in Bhiwadi is already sold.”
Vineet Relia, Chief Operating Officer, SARE Homes “We believe this creates more scope for buyers to see New Gurgaon as a viable option as more and more industries are coming up there. As we know, the periphery of New Gurgaon is an industrial hub which creates more demand for residential space in this area. The area is also going to be well connected to Manesar, Sohna and even NCR region. Price may move up but demand will take care of it eventually.”
