Builder accused of violating developmental policies and rights of residents in Noida
Once again violation of developmental policies and rights of residents by a well-known builder "Eldeco Infrastructure & Properties Limited" (EIPL) of Greater Noida has come into picture. Members of Eldeco Green Meadows Resident Welfare Association and other residents of the Eldeco Green Meadows project apprised NEFOWA, Noida Extension Flat Owners Welfare Association, regarding their complains and various issues against their builder.
The permanent Residents of "Eldeco Green Meadows"
purchased their flats in the year 2004 and entered into Purchase
Agreement with the developer. At the time of agreement the entire
layout was shown along with the buildings, blocks, green area, open
area, amenities, social blocks, market blocks and the picturesque
development of the entire complex. Gradually the residents see the
development is not as per the plan and standards or quality which was
committed at the time of agreement.
According to a NEFOWA statement it violates the
Building Regulatory Norms, the Greater Noida
Industrial Area Building
(Amendment) Regulations 2000 published in Uttar Pradesh
UP Apartment Act 2010 along with the Comprehensive Revenue laws,
Developmental Guidelines of the state govt. and the devastation of
occupant?s rights and privileges along with the various Laws and
Amendments up to date.
Being the largest Society in occupancy numbers, they
do not have any kind of social escapade for children and the
community centre for vicinity residents other than the EGM Resident's
Club, which was mentioned to every individual buyer who are now
occupant of the society, which is considered to be an essential part
of Civic Developments under the Resident?s Civic & Social
The Builder is now allegedly trying to sublet the "COMMUNITY CENTRE/CLUB" to a private club. The Promoter is having
an intention of infringement interest in the complex and layout which
is enormously against the terms of allotment of layout by the Greater
Noida Authority, Lease Terms, Terms of Development and the
Comprehensive concern law and act/s of Uttar Pradesh.
NEFOWA has assured the Eldeco Green Meadows RWA
residents to extend its support and raise voice for them at every
level. In this regard they have sent a brief note along with the
respective rules, laws, acts & amendments to the CEO, Greater
Noida Development Authority with a copy to the Honorable Chief
Minister of UP, Chief Secretary of UP, Urban Development Minister &
Human Rights Commission for the appropriate legal directions from the
government authorities, superiors and the local administration for
necessary actions. If required, NEFOWA will go for a huge protest
against the authority and the builder.
