Real estate prices skyrocket despite disputed Dwarka Expressway
Though economic slowdown and other factors have brought down real estate prices across India, same is not the case with Gurgaon. Despite the controversy surrounding the Dwarka Expressway or Northern peripheral Road (NPR), the land prices along the highway are only skyrocketing - thanks to the hype of development created due to the presence of high-end developers.

DWARKA EXPRESSWAY is going to be a new lifeline for the people living in Dwarka and Gurgaon. It will provide faster connectivity to these cities with 150 meter wide road and will ease the traffic pressure from NH8 and other connecting roads.

With the development of DEW, numerous developers and builders including some world class names, emerged to take maximum benefit of this development. Developers like India Bulls, Mahindra Lifespace, Emaar, Raheja Developers at least three years back bought lands along the DEW and started construction of their new residential properties in the area.

But the hype of development went too far that even after 5 km-long land stretch got embroiled in court cases, raising doubts on the development of DEW, the prices of these properties are still rising and touching the sky. Many developers came up with moderate prices, but within a year they increased the original booking price of soft launch with huge margins.

"Raheja Developer came with 5,600 rupees per square feet for their upcoming project 'Shilas' but now it has raised his price to 8,500 rupees," said Sunil Singh of Hritika Enterprises.

As per the sources, people are also rushing to invest in these properties and that is the reason why these prices are rising continuously. "Mahindra Lifespace's Aura is already completely booked and there is no more space left and by next year they will be giving possession to the buyers," informed Singh.

Mahindra Lifespace started booking at 3500 rupees per square feet two years back but now they are too selling property at very high prices. Developers like Puri construction whose are developing 'Diplomatic Greens' on a fast pace just alongside the DEW are not bothered about the disputed land.

There was a media report that DEW will be completed by October 2012 but when this citizen journalist visited the spot to check its progress, it was found that the work is stalled on 5-km disputed land stretch and not a single labourer or worker was seen.

"It is not possible to complete this Expressway by October in anyway but this will be completed for sure by next year March or April," hoped Singh.

Singh also added that the dispute is not going to create any worries for investors and developers. "How can these farmers stop the construction of this Expressway? Work from both sides is going on at a great pace and is almost completed from Dwarka and Manesar side. These developers have already filed petition against these farmers who have already received a decided amount. They are just waiting for a right time and in one shot they will clear all this stretch," added Singh.

The project will be spread over 22 acres and will have a total saleable area of approximately 2 million sq. ft. Other upcoming projects include IndiaBulls Centrum Park and Enigma ( Sector 103 and 110), Raheja Vedas and Shilas ( Sector 108 and 109), Emaar Gurgaon Greens ( Sector 102), Mahindra Lifespaces Aura ( Sector 110), BPTP Amstoria ( Sector 102), Earth Infrastructure Copia ( Sector 112) and Sobha international City ( Sector 109), along with plotted developments by DLF.

Godrej launched its project on September 10 and Emaar also launched Wednesday one of their projects.

Dispute at DEW started when some farmers demanded extra compensation with double rates from developers. As per the amended bill for Dwarka Expressway, at-least 80% of the farmers had agreed to provide their land but some of them changed their minds and started asking for extra money, with some even demanding four times the market rate from developers.

Repeated attempts to speak to developers failed.
